About M1 and M2 Multi Residential House

M1 and M2 are two residential towers built as part of a larger urban development in Mississauga, Canada. M1 has 61 storeys and 780 units, while M2 has 62 storeys and 793 units. Each tower is formed from seven typical floor plate shapes that are skewed and rotated, so the corners shift about one metre from the floor below. Short shear walls follow the shift, which keeps the room layouts regular. A faceted glass podium carries a green roof and a south facing outdoor amenity space at ground and roof level.

Within the contemporary discourse surrounding residential tower design, Babak Eslahjou's M1 and M2 Multi Residential House emerges as a compelling exploration of sculptural massing and horizontal articulation applied to vertical dwelling typology, the project seemingly engaging with parametric design methodologies while maintaining human-scaled domestic character through its distinctive stepping profile that breaks the monolithic tower form into a composition of interconnected horizontal volumes, the architect appears to have developed a sophisticated facade system wherein alternating bands of transparent glazing and opaque cladding panels create rhythmic visual interest while presumably addressing functional requirements of light, privacy, and thermal performance, the warm golden tones captured during this transitional hour of illumination reveal the material sensitivity underlying the design with glass surfaces registering as amber-honey planes against the cooler silver-grey of solid panels suggesting a considered approach to color temperature and surface finish, the massing strategy evident in the staggered floor plates may reference geological formations or sedimentary layering while simultaneously creating generous outdoor terraces at multiple levels that extend interior living spaces into the atmosphere, compositionally the tower's silhouette suggests arrested dynamism as if the building were crystallized mid-gesture creating what might be understood as architectural kinesis frozen in permanent material form, the surrounding context of low-rise residential fabric emphasizes the tower's landmark quality and vertical aspiration while the distant horizon suggests extensive metropolitan reach, this work invites contemplation of how contemporary residential towers might transcend repetitive floor plate stacking to achieve genuine sculptural presence while maintaining the livability and domestic warmth that distinguishes housing from commercial development, viewers may consider how the interplay of material, light, and form contributes to dwelling that elevates everyday experience.

Unique Properties
The towers have a special geometry that provides for excellent residential units but also contributes to the iconic role of this building on the urban skyline. The podium has a prismatic shape by virtue of its faceted glass walls, as well as a rooftop amenity space and green roof. There are 7 typical floor plate shapes beginning with a rectangle and skewing first towards one extreme, then back to the other extreme. The tower’s unique appearance results from the rotation of the floor plates.

Production Technology
There are 7 typical floor plate shapes (A, B, C, D, E, F, and G), beginning with a rectangle (D) and skewing first towards one extreme (G), then skewing back through D to the other extreme (A). The corners of each plate floor plate shift over 1m from the plate below. This is done with short shear walls that ‘walk’ along with the skewing and overlap above and below
Design Challenge
Unlike other sculptural towers that sacrifice the livability of the units to achieve unique shapes, the precise geometric procedures we have used do not compromise the layouts of the rooms
Project Duration
The project started in 2021 and completed in 2024
Operation Flow
We believe that reintroducing green space to urbanized places, both on the ground and in the air, is important for the wellbeing of people. These ideas figure largely in our proposal for Garden City, a tower podium strategy. This condo project offers an iconic tower recognizable on the skyline of the city, with a well landscaped pedestrian environment and a generous south facing outdoor amenity carved out of the mass of the podium.
The ground level is marked by bold paving patterns that include various contrasting textures and colors shaped into dynamic angles and planes. Along with generous softscape areas and high quality street furniture and boulevard lighting, we envision an enhanced public realm that frames a variety of urban commercial and leisure activities appropriate for a downtown setting.
Inspiration
This site will play a key role in the formation of Mississauga’s urbanized center. It will be a model for intensification, by offering high-quality amenities at levels of density that are new to Mississauga. The tower, intended as the highest part of the whole M City development, will have a unique geometry that redefines Mississauga’s skyline. Its characteristic undulating geometric presence is a series of twisted horizontal bands that form the entire shaft of the tower.
