Nex One Park View 複合用途建築について

Nex One Park Viewは、ブラジル・サンパウロのシダーデ・ジャルジン大通りに位置する複合用途建築であり、パルケ・ド・ポーヴォ、マルジナル・ピニェイロス、ファリア・リマに近接しています。タワーはエクソスケルトン（外殻構造）によって連結された3つのヴォリュームで構成され、オフィス、住宅、レジャーの各空間を統合しています。バイオフィリックな要素が自然をデザインに取り込み、近隣の公園と呼応します。省エネルギー性能、高性能ガラス、雨水管理が採用されており、本建築はLEED Core and Shell v4.0認証を取得しています。

独自の特性: Nex One Park View is a landmark on Cidade Jardim Avenue in São Paulo, near Parque do Povo, Marginal Pinheiros, and Faria Lima. Its tower, composed of three volumes connected by an exoskeleton, integrates corporate, residential, and leisure spaces. Biophilic elements bring nature into the design. The building incorporates energy efficiency, sustainable strategies, and stormwater management, earning LEED Core and Shell v4.0 certification.

デザインの課題: The building is located next to a store designed by Paulo Mendes da Rocha, a Pritzker Prize-winning architect. Although it is not a listed heritage site, the store is an important icon for the city. The architectural challenge was to design the new building in a way that respected the store's volume, with alignments, setbacks, and height restrictions that ensure its visibility and preserve its relevance in the urban context.
インスピレーション: The inspiration was to integrate the building into the urban fabric, making it accessible through public transportation and incorporating sustainable strategies such as stormwater management, spaces for green vehicles, high-performance glass, and efficient water usage. Biophilic elements were added to reflect the nearby Parque do Povo, along with tree-lined, pleasant streets.
