Acerca de M1 and M2 Torres Residenciales

M1 y M2 son dos torres residenciales construidas como parte de un desarrollo urbano de mayor escala en Mississauga, Canadá. M1 cuenta con 61 pisos y 780 unidades, mientras que M2 tiene 62 pisos y 793 unidades. Cada torre se conforma a partir de siete formas típicas de placa de piso que se sesgan y rotan, de modo que las esquinas se desplazan cerca de un metro respecto al piso inferior. Muros de cortante cortos acompañan ese desplazamiento, lo que permite mantener la regularidad de la distribución de las habitaciones. Un podio de vidrio facetado alberga una cubierta verde y un espacio exterior de amenidades orientado al sur, tanto a nivel de planta baja como en la azotea.

Propiedades Únicas: The towers have a special geometry that provides for excellent residential units but also contributes to the iconic role of this building on the urban skyline. The podium has a prismatic shape by virtue of its faceted glass walls, as well as a rooftop amenity space and green roof. There are 7 typical floor plate shapes beginning with a rectangle and skewing first towards one extreme, then back to the other extreme. The tower’s unique appearance results from the rotation of the floor plates.

Tecnología de Producción: There are 7 typical floor plate shapes (A, B, C, D, E, F, and G), beginning with a rectangle (D) and skewing first towards one extreme (G), then skewing back through D to the other extreme (A). The corners of each plate floor plate shift over 1m from the plate below. This is done with short shear walls that ‘walk’ along with the skewing and overlap above and below
Desafío de Diseño: Unlike other sculptural towers that sacrifice the livability of the units to achieve unique shapes, the precise geometric procedures we have used do not compromise the layouts of the rooms
Inspiración: This site will play a key role in the formation of Mississauga’s urbanized center. It will be a model for intensification, by offering high-quality amenities at levels of density that are new to Mississauga. The tower, intended as the highest part of the whole M City development, will have a unique geometry that redefines Mississauga’s skyline. Its characteristic undulating geometric presence is a series of twisted horizontal bands that form the entire shaft of the tower.
Duración del Proyecto: The project started in 2021 and completed in 2024
Flujo de Operación: We believe that reintroducing green space to urbanized places, both on the ground and in the air, is important for the wellbeing of people. These ideas figure largely in our proposal for Garden City, a tower podium strategy. This condo project offers an iconic tower recognizable on the skyline of the city, with a well landscaped pedestrian environment and a generous south facing outdoor amenity carved out of the mass of the podium.
The ground level is marked by bold paving patterns that include various contrasting textures and colors shaped into dynamic angles and planes. Along with generous softscape areas and high quality street furniture and boulevard lighting, we envision an enhanced public realm that frames a variety of urban commercial and leisure activities appropriate for a downtown setting.
